  • Sea Pines Plantation

    plantationssea_pines.jpgSea Pines Plantation is located on the Southern tip (or the “toe”) of the Island, and is home to Harbour Town and its world famous red and white lighthouse. The Harbour Town Golf Club is the home of the World Com Classic on the PGA Tour, held the week following the Masters each year. Sea Pines is Hilton Head Island’s first developed community, or “Plantation,” as it was originally termed by founder Charles Fraser in 1956. Mr. Fraser and his investors envisioned a new kind of development in which residents could enjoy the amenities of a respectable resort community while leaving the natural landscape and beauty intact. Sea Pines Plantation was the “result” of his research, and it has become the model for the environmentally conscious development for the rest of the Island. Sea Pines consists of large full-time residential areas as well as numerous resort properties, second homes and rental homes.

  • Forest Beach

    Forest Beach area of Hilton Head is not a private gated community, but is a “region” of Hilton Head. Forest Beach consists of the oceanfront and adjacent property between the Sea Pines and Shipyard Plantations along North and South Forest Beach Drive.

  • Shipyard Plantation

    plantationsshipyard.jpgShipyard Plantation is known as being both a residential as well as a resort community, and offers a full spectrum of amenities. Shipyard, although situated near the beach, does not actually have any ocean front homes or villas - The Crowne Plaza Resort is the only property situated on the beach in Shipyard.

  • Wexford Plantation

    plantationswexford.jpgWexford is a sophisticated, private neighborhood located directly across the highway from Shipyard Plantation. Wexford Plantation is centered around an extensive harbour which is kept at a median level year-round through the use of a lock system. Many of the homes in Wexford are on the harbor and boat docks. Wexford allows property owners to have a slip at the marina or in their own back yard! Wexford is one of the most exclusive and elegant plantations. Here are some of the amenities:

  • Long Cove Club

    plantationslong_cove.jpgLong Cove, like its neighbor, Wexford, is also a very exclusive private community and although “plantation” doesn’t appear in the title, Long Cove is thought of as a plantation. Long Cove caters to the needs of those desiring Championship golf and tennis - the private golf course in Long Cove is ranked in the top 100 in the country! This “Plantation” offers property owners a unique, classy and private residential enclave in the heart of Hilton Head island:

  • Palmetto Dunes

    plantationspalmetto_dunes.jpgPalmetto Dunes is located near the middle Island on the Atlantic Ocean side, offering a combination of oceanfront and golf oriented homes and villas. “PD,” as it is known to the locals, is also the home of two of the “big four” resorts, the Marriot and the Hilton.

  • Leamington

    plantationsLeamington.jpgLeamington is an exclusive gated neighborhood community within Palmetto Dunes. Residents can also access Leamington via the gate on highway 278. Leamington plays home to The Arthur Hills Golf Course, the nicest of the courses in PD.

  • Shelter Cove

    Shelter Cove is located across the Highway from Palmetto Dunes - on the sunset side of the Island. Since Greenwood Development still owns Shelter Cove and developed much of Palmetto Dunes, Shelter Cove remains part of PD. Shelter Cove is one of the best places to catch the fabulous island sunsets on the Island.

  • Port Royal Plantation

    plantationsport_royal.jpgPort Royal is Hilton Head Island’s only private oceanfront residential community and is located on the “heel” of Hilton Head where Port Royal Sound meets the Atlantic Ocean. The Port Royal Plantation is very unique in that it sustains a dual personality with two distinct communities existing within its boundaries. Its layout ensures that the two remain separate. A security gate at the entrance to the residential section shields the owners from the many resort guests. And the amenities are intended to protect the privacy of the property owners, while also providing vacationers with selective use. It was here that Captain William Hilton first landed in 1663, discovering his future namesake, and later where Union troops stormed ashore in 1861. Among the many historical sites in the Plantation (which are permanently protected), there are also many other amenities.

  • Palmetto Hall Plantation

  • Hilton Head Plantation

  • Spanish Wells Plantation

    plantationsspanish_wells.jpgSpanish Wells is located off the new Cross Island Parkway, and hosts a community which has historical relevance as the site of the Spanish landing hundreds of years ago. This small private peninsula is, without a doubt, the most unique location on the Island. Spanish Wells offers a secluded location with some truly gorgeous waterfront home sites.


  • Windmill Harbour

Windmill Harbour is centered on a fifteen acre marina which is also on a lock system and plays home to The South Carolina Yacht Club.
